The following Vacation Rental Agreement (the “Agreement”) outlines the respective obligations between Cottage Home PEI (the “Owner”) and the Guest regarding accommodations and stay at Cottage Home PEI (“CHP”). You (the “Guest”) will be asked to sign this Agreement and email the Owner. (for online bookings, this agreement will be deemed signed when user checks the check-box to accept the Terms & Conditions). Please read the following carefully before confirming your booking:
1) CHECK-IN:
Guest(s) may check-in between 4:00PM on the day their scheduled reservation.
No early check-ins are permitted without prior written consent from the Owner of (CHP) (the “Owner”) as we may need to make special arrangements.
2) CHECK-OUT:
Check-out time is 10:30 AM on the day the Guest’s scheduled reservation ends. Late check-out requests will be accommodated, if possible, at no additional cost.
3) PAYMENT POLICIES:
3(a) “When Booking the Entire Cottage Home” 7 Nights” Prime Time Season”
Once a booking has been accepted, the following terms will apply in accordance with the following:
1) Guest(s) required payment of 50% is due upon receipt of invoice.
2) The balance of 50% will be due in full 60 days in advance of arrival date.
4) As a Guest, you are responsible for any damage caused to (CHP) property, by you, your
guests, or invitees.
3(b) “During Shoulder Season” 3, 4 & 7 Nights
Bookings for 3 – 4 – 7 Nights during Shoulder Season will apply in accordance with the following:
Between, June 1st – June 29th & Sept 7th – Oct 31st, (2024)
1) Guest (s) payment of 50% is due upon receipt of invoice.
2) Guest (s) are required to be paid in full 30 days in advance of arrival date.
3(c) “Island Walkers Package”
Book Ahead Opening Season 2025
Between May 24 th – June 14 th & Sept 13 th – Oct 31 st
1) Guests (s) room package is required to pay 50% due upon receipt of invoice.
2) Guest (s) room package is required to be paid in full 30 days in advance of arrival date.
3) Island Walkers transportation package is to be paid in cash upon arrival. The transportation package is a separate entity in accordance with Cottage Home PEI Agreement, Policy & Regulations.
4) CANCELLATION for “7-Night Bookings”: Prime Time Season
Once a booking has been accepted and confirmed, refunds are made in accordance with the following terms:
1) Eligibility for a full refund on your booking requires at least 60 days’ notice prior to scheduled
Guest check-in during Primetime Season.
2) A 50% refund is provided when notice is given 30 days prior to scheduled Guest check-in.
3) Notice of cancellation must be received by 11:59PM on the cut-off day before scheduled
Guest check-in to receive a refund.
4) Any reference in this Agreement to a specific time shall refer to the time zone where CHP is
located.
4(a) Cancellation for “3, 4 & 7 Night Bookings” : During Shoulder Season
1) Eligibility for a full refund on your booking requires at least 30 days’ notice prior to scheduled
Guest check-in during Shoulder Season.
2) A 50% refund is provided when notice is given 15 days prior to scheduled Guest check-in.
3) Notice of cancellation must be received by 11:59PM on the cut-off day before scheduled
Guest check-in to receive a refund.
4) Any reference in this Agreement to a specific time shall refer to the time zone where CHP is
located.
4(b) Cancellation for Island Walkers Package:
Once a booking has been accepted and confirmed, refunds are made in accordance with the following terms:
1) Eligibility for a full refund on your booking requires at least 30 days’ notice prior to scheduled Guest check-in.
2) A 50% refund is provided when notice is given 15 days prior to scheduled Guest check-in. Any reference in this Agreement to a specific time shall refer to the time zone where CHP is located.
3) Guests (s) Cleaning Fee does not apply to Island Walker Package.
4) Guest (s) A Hot Tub $50.00 cleaning fee is applied to your booking.
5) EXTRA GUESTS:
Cottage Home PEI rates are based on occupancy of 7 persons. Please advise us of the exact number of guests when making your booking. An additional charge of $25.00 CAD per night per person will apply to additional guests. Additional nightly guests must be pre-approved by the Owner.
6) PARKING:
We provide plenty of parking at the rear of the Home. Any visiting guests are to overflow onto the attached land at rear of home.
7) PETS:
Pets are permitted, so long as they have been approved upon booking. A $50.00 CAD non-refundable fee, per pet, per stay, will be applied to the Guest’s booking. Pets must, at all times, remain in the care and control of the Guest(s). Pets are not permitted on beds. Please bring their sleeping pillow or bed, favorite toy & bowls for comfort.
8) CLEANING:
The Guest(s) shall be responsible for any undue and/or unreasonable cleaning of CHP or furnishings immediately after Guest(s) departure. A cleaning charge of $65.00 CAD per hour, with a one (1) hour service minimum will be assessed. Such charge, if necessary, will be applied to the damage deposit on hold.
9) TOWELS:
CHP towels are not permitted to be used as beach towels. Charges of $50.00 CAD per towel will be charged to the damage deposit on file. Beach towels are available for CHP booked guests.
10) SHOWER:
An outdoor hot/cold shower is available for Guest(s) convenience. Please rinse your feet and pets when returning from the beach. Also make sure to shower off suntan oils/lotions before entering the Hot Tub.
11) HOT TUB:
Opening 2024 season with a new Hot Tub by Whirlpool. The Hot Tub
comfortably fits 6 adults and comes with operating instructions & maintenance requirements
during your stay. Chemicals with instructions will be in the entrance closet upper shelf to keep
away from children. A daily chemical test is needed to keep the tub in good working condition.
Please make sure that all guests entering the Hot Tub have showered in the outdoor hot & cold
shower. This will assist to keep oils/lotions and sand from clogging the filters in the Hot Tub. If
excessive oil/sand is found in the Hot Tub the tub will have to be drained and cleaned which
comes at a cost of $350.00. This is not a negotiable charge and will be taken from your re-
fundable damage security deposit. Also, to help with sand, a foot tub will be placed at the steps
of Hot Tub. Please make sure to change out the water daily. We appreciate your efforts!
12) RECREATION AMENITIES:
For your enjoyment, CHP offers beach chairs for Guest use,
and we ask that loungers and reclining chairs are not used for the beach. An outdoor fire-pit and
pizza oven is available for Guest use. Responsible operation of both and adherence to our fire
code is required at all times.
13) SMOKING:
No smoking of any kind is permitted inside CHP. Smoking in the home will
result in a $250.00 charge to the damage deposit on hold. Smoking is permitted outdoors.
14) SEPTIC:
CHP is on a septic system (no city sewer), so we request that only toilet paper be
flushed, please. Feminine hygiene products can be especially damaging, and as such, if it is
found that feminine products have been flushed and clog the septic system, you could be charged
damages of up to $500.00 CAD.
15) GOOD NEIGHBOUR POLICY:
CHP is committed to the safety, comfort, and enjoyment of all guests during their stay. We ask that you please be mindful of your neighbors. Noise must be decreased after 11:00PM.
16) CONDITIONS & REPAIR:
The Owner attempts to maintain the home and appliances in
good working order at the time of your arrival, however the Owner expresses no guarantees,
express or implied, regarding the suitability or fitness for any particular purpose. The Guest
agrees to keep the home in good repair, in clean condition, and to pay the cost of repairing any
damage to the property caused by the Guest or Guests’ invitees. The Guest is responsible for
immediately notifying the Owner with regard to any issues so that repairs and/or replacements
may be performed as soon as possible under the prevailing circumstances. The Guest(s)
acknowledges that neither the Owner, nor CHP, has made representations or warranties as to the
condition of the premises or any other matter not contained in this Agreement.
17) HOLD HARMLESS:
Guest agrees to use the Home, the property, and facilities in
accordance with the terms and conditions of this Agreement and that the Guest(s) does so at their
own risk. CHP is not responsible for any inconveniences for which CHP has no immediate
control. CHP shall not be held liable or otherwise take responsibility, for any injuries that may
occur to the Guest(s), and/or Guest(s)’s invitee(s), that is caused by or permitted to be caused by
the intentional, unintentional, negligent, or careless acts of said Guest(s), and/or invitees. By the
written or electronic endorsement of this Agreement, the Guest(s) agrees to forever hold
harmless and indemnify CHP Owner, heirs, appointees, or management, from any liability and/or
responsibility arising there from.

Summerside is the second largest city on the Island. Great place to stop for necessities on your way out to Cottage Home.
